# Available apartments in Örebro: how to find a rental fast

*24 oktober 2026*

> Most available apartments in Örebro are let through ÖBO's points system, but Snabbvalet and around fifty private landlords offer more ways in. Here is how to search smart.

Available apartments in Örebro are mainly found at ÖBO, Örebro's municipal housing company and the city's largest landlord, but also at around fifty private landlords. Register with ÖBO straight away, even if you are not moving yet, and at the same time search ÖBO's Snabbvalet and the private landlords. That way you have both the queue and the fast routes running.

## Available apartments in Örebro through ÖBO

[Örebrobostäder (ÖBO)](https://sv.wikipedia.org/wiki/%C3%96rebrobost%C3%A4der) was founded in 1946 as Stiftelsen Hyresbostäder and took its current name in 1989. In 2016 the company had just over 22,000 apartments, among others in Baronbackarna, Norrby, Tybble, Varberga, Oxhagen, Vivalla, Brickebacken and Västhaga. That makes ÖBO the largest single source of available apartments in Örebro.

How it works:

1. **Register as an applicant.** It is free and you can do it from the day you turn 16.
2. **Collect points.** You get one ÖBO point per day as a registered applicant. You must be active at least once every twelve months, which happens automatically when you log in to Mina sidor or the app.
3. **Register interest.** Available homes are published continuously. You can have at most six active applications at the same time.
4. **Attend a viewing and reply.** When the application period ends, those with the most points get an offer. Not replying counts as a no.
5. **Complete your applicant profile.** If you want the home after the viewing, fill in the profile and upload your certificates. The apartment goes to the approved applicant with the most points.
6. **Sign the contract.** The contract is usually sent digitally for signing with BankID.

When you sign a regular contract with ÖBO your points are reset. To keep collecting you must register again, which you can do as soon as the new contract is signed.

## Snabbvalet: when points do not matter

If you have few points, Snabbvalet is the most important route. There the apartment goes to the first person who accepts and meets the basic requirements, regardless of points. You also keep your points when you get a home this way.

Things to keep in mind:

- Upload proof of income and references from your latest home as soon as you register interest. ÖBO also runs a credit check before you are considered.
- Letting is continuous. If someone signs before the last application date, the listing is removed.
- Many of the homes have quick move-in, and the notice period is three months.

## Short-term contracts in buildings due for renovation

ÖBO sometimes lets apartments on short-term contracts in buildings that will soon be renovated. They are meant for people who urgently need a home. You keep your points in the meantime and can keep searching for a permanent apartment. The notice period is three months. Your points are only reset if you then get a permanent contract with ÖBO.

## Private landlords with available apartments in Örebro

Örebro municipality lists around fifty housing companies in the city. Some of them are AB-Hem, Asplunds Fastigheter, Behrn Fastigheter, Botrygg, Heimstaden, Husherren Fastigheter, Ivarssons Fastigheter, K2A, Lansa Fastigheter, LG Söderberg Fastigheter, Länsgården Fastigheter, Tornet and Victoriahem. Each landlord has its own rules: some have a queue, others allocate by application or let directly. Go through their websites once, note how each one allocates its apartments, and register wherever there is a queue.

## Student housing

ÖBO has about 1,000 student homes and the private landlords roughly 1,800 more. At present ÖBO allocates its student homes to whoever registers interest first, and you keep your regular ÖBO points. You need to have applied for a programme at Örebro University or Örebro School of Theology. Demand is high at the start of every term, so apply early. If you have just graduated there is Bostadslöftet, where the municipality, ÖBO, private landlords and the university work together to help you find a home and stay in Örebro.

## Sublet while you wait

A sublet can bridge the gap until you get your own contract. The person you rent from needs permission from their landlord or the rent tribunal. Ask to see the permission and how long it is valid, since it is usually time-limited. It is a crime to charge a fee for signing the contract. Read [Hyresgästföreningen's guide to subletting](https://www.hyresgastforeningen.se/stod-och-rad/andrahand-och-inneboende/hyra-en-lagenhet-i-andra-hand/) before you sign.

## Checklist before you apply
